When do you need an EPC?

If you are selling, renting or building commercial property, you need a Commercial EPC. An EPC should be provided to a prospective buyer or tenant at the earliest opportunity and no later than when a viewing is conducted or when written information is provided about the building.

Even if no marketing takes place it must be provided before entering into a contract to sell or let. An EPC is valid for up to 10 years, unless a newer EPC is produced for the property, in which case only the latter is valid.

What will it cost?

Quotes for commercial EPCs can vary, often much more than a residential EPC. The complexity of the building will be reflected in the price.

What will we do?

We will measure the property up, as well gathering information to calculate how efficiently the property retains and uses energy (both electricity and heating). In practical application this means accessing all areas of the property. We will need to record data on heating systems (boilers, forced air heaters etc), glazing, wall and roof insulation, renewable energy installations and many other things.

This usually takes 50 mins-2 hours depending on property characteristics. This could be longer if it is a very complex, very large property.
