How long does the survey take?

Anywhere from 30 mins to 1.5 hours depending on the size of the property. For example a small flat may only take 30 mins but a detached property with a loft and extensions will take longer.

The write up and lodgement of the report then takes at least one hour upon return to the office.

How long does it last for?

Under current legislation, unless anything thermally changes:e.g. boiler change, heating controls, cavity wall insulation, loft insulation etc;

EPC: Valid for 10 Years

If an upgrade was made to a property that we have already surveyed, then a relodgement would be made a reduced cost.

What does the survey look at?

Factors affecting the heating (Boiler and controls, or other forms), hot water supply, lighting and insulation. Also the dimensions of the property in terms of size and exposure to unheated spaces. An internal inspection of each room is necessary.

What can you do to help?

If possible: please advise access arrangements paying attention as how it may be possible to view all external aspects of the property and each room internally. If an extension or loft conversion has been undertaken, please advise approximate dates of completion, if this is known. If a boiler is present, please look out the service booklet. If a hot water cylinder is present, please ensure access is possible. All this assists the survey!
